A new retail complex worth 16.6 million euros will be built on the site of a former industrial plant in Novi Sad, Serbia

The Serbian company PD Real Estate plans to build a new retail complex in Novi Sad worth approximately 16.6 million euros. The investment will be carried out on a 57,211 m² plot in the “Sever 2” industrial zone, where the Belarus Agropanonka tractor factory is located on the site of the former “Petar Drapshin” enterprise. The project calls for the construction of a large commercial building, a parking lot for 400 cars, and supporting infrastructure, BalkanEngineer.com learned from information published by the Serbian outlet eKapija.

The estimated cost of construction amounts to 1.95 billion Serbian dinars, or approximately 16.6 million euros excluding VAT. The main structure will be a single-story commercial building with a gross area of 18,432.69 m², divided into four functional zones. The central section will also include gallery spaces housing technical rooms, offices, and staff facilities.

In addition to the main building, the project includes a transformer substation, a pumping station, a firewater reservoir, a dedicated space for a diesel generator, and a gas storage area. Two underground reservoirs are also planned for the temporary storage of stormwater from roads, sidewalks, and pavements. The parking lot will have 400 spaces, 20 of which will be designated for people with disabilities, and eight will be equipped with charging stations for electric vehicles.

Two adjacent plots of land located in the northwestern part of Novi Sad will be combined to build the complex. The new complex is expected to repurpose part of the former industrial area by combining large retail spaces with infrastructure for loading and direct customer service. No specific dates for the start or completion of construction have been announced at this time.
