Strabag to build luxury residential and business complex with direct access to the Danube in Belgrade, Serbia

04 july 2025

A large-scale residential and business project will transform the Danube bank in the Serbian capital. Czech company Sebre has announced the start of construction work on the first phase of the luxury Marina Dorćol complex in Belgrade, selecting Austria's Strabag as main contractor. BalkanEngineer.com has learned this from a Sebre announcement on social media.

The project envisages the construction of 263 modern homes, 430 parking spaces for residents, 5,000 m2 of retail space, and an additional 100 parking spaces for visitors. The first phase is expected to be fully completed in the third quarter of 2028, when the first residents will be able to move in.

The complex will be located in the Dorćol (Dorchol) district, in the heart of historic Belgrade. It was here that Sebre purchased 4 ha of land back in 2019, paying over 3.8 billion dinars (approximately 32 million euro).

According to information from Marina Dorćol, the entire project will be implemented in three phases, with the second and third phases in the pipeline. The total value of the investment amounts to 390 million euro, making it one of the most ambitious private construction projects in modern Belgrade.

What is interesting about the project is that special attention has been paid to public access to the river, a key element of the vision of the complex. There are plans to significantly widen the promenade and build public spaces that will connect the city to the water through the Marina Dorćol pool.
